Now is the time to use the new tax credit, up to $8,000, available to first-time homebuyers (including individuals who have not owned a primary residence within the last three years). This new money is not a loan; it is not money you have to pay back to the government. Repayment is not required unless you sell your home within three years. This new program will end November 30, 2009. Let's not wait Are you thinking of purchasing a used house in foreclosure, instead of purchasing a new home. You should know you will not receive a home warranty with any property owned by a bank or financial institution. You, the buyer, must pay for the home inspection and the seller is not required, nor will they, make the repairs. The appliances and fixtures will not be included in the home; and if they are included, more than likely they will be damaged. Banks are hesitant to make loans on these foreclosed houses. The sellers do not have to disclose any problems with the house. On the other hand, the materials, the appliances, and other products used in new homes are usually the best and use the latest energy-saving technologies. Most new homes carry a 10-year warranty covering the structure of the home. And, most of the new home builders offer unbelievable incentives for you, the homebuyer. Buy with peace of mind, not with uncertainty. Right now, I am working with mortgage companies that are accepting credit scores of 560 for FHA loans, and 620 for conventional loans. And interest rates will probably never be any lower than they are right now. LET'S BUY NEW.
